Underlayment for groutable vinyl
Can I use luan under these? Is the grout waterproof (will I have to worry about it rotting the floor) are these self stick?

Yes you can use luan. The floor must be firm and stable. Put a primer over the luan. this will prevent the self stick adhesive from absorbing into the luan. The grout to use is "Simple Grout". Its a premixed acrylic grout. Will not rot the luan.

I used a 3/16 spacer but I think I would go just a touch wider. I think the instructions say at least 1/8.

1/8" inch. Here are some helpful instructions:

Laying of Tile With Grout: Start at the center point. Peel release paper backing from tiles and place the tiles in position. You will need to leave an 1/8” of an inch between each tile. Place the second tile alongside the first, spacing it with a couple of 1/8” spacers. Lay spacers flat in the corners where tiles meet. Remember to remove spacers before you grout. Press tiles against subfloor for good contact. For the best contact, roll the edges of the tiles with a wallpaper roller or rolling pin. Discard release paper in a wastebasket immediately after removal from tile back as it is very slippery. For easier cleanup, only apply grout into joints. Use a damp sponge to smooth grout joints and remove all excess grout from the tile surface. Excess grout should be removed as soon as possible. Note: the longer the grout sits on the tile, the harder it will be to remove. Simple Grout by Custom is recommended for this application. Please refer to the Simple Grout by Custom instructions found on the container.

We do not recommend the legs/feet or rollers of heavy appliances be placed on top of the grout line if at all possible, otherwise it is not a problem.

How is the product attached - pre-applied adhesive, or grout you have to spread?
If the adhesive is already applied, is it just a matter of peeling off a backing strip then laying each section ( or square ) in place and pressing it down?

Yes, the adhesive is already applied to the back of each tile. You will just need to peel off the back, lay in place, and press it down.

It is recommended to prepare the following subfloor as:
Concrete - if there is a moisture issue then you will need to prime or seal
Plywood - prime with a latex based floor primer
Existing vinyl -after removing the tile strip the floor with TSP

Yes, this product can be installed over sheet vinyl as long as it is smooth dry, clean, and level.

Please follow the instructions when doing this but you can use spacers to space the tiles for grouting. The amount of space is a personal preference. I hope this helps.
